Talk about a fun story! Here we go with this one! I have started doing some work up in Lexington, NC within the past year and it has been a bit of a hot spot for me so far. I have also created new yard signs recently and have really put a lot of time, energy, and thought into them. I got a call on a random Monday from someone who had seen my sign in front of another home in Lexington, they really liked how it presented and wanted to meet with me that day to talk about selling this home. I made it happen and met with him that evening at the home. He gave me a quick tour and come to find out the home had been listed for two years prior to that moment with another realtor for more than $150,000 over where it should’ve been listed!! So we discussed thoughts on the home, numbers, options, and what I provide. He then let me know they were planning on interviewing 2 other agents. This is very common and definitely a good idea for those of us who don’t already have an established relationship with an agent. We said our thank you’s and goodbyes, and two weeks later I got a call that they had decided to go with someone else. I wished them the best of luck as there are no hard feelings in this industry. Sensitivity has to be set aside or you will not last a week in real estate, lol!
Nonetheless, I then receive a call about two weeks later letting me that they had changed their mind again and wanted to go with me! They did not end up liking the other agents lack of professionalism and plan both things I presented to them from day one. From then it was off to the races! I got photos and measurements done fairly quickly and got the house up and listed! It took about a month but we were able to snag some great buyers who offered full price in cash! With the home being in such good condition, there was but a little bit of negotiating that needed to occur during the due diligence period. After that it was a quick ride to closing! Crazy enough, I was actually in another country getting married while they were closing. But don’t be fooled, I still shipped them a beautiful closing gift which was a water color painting of the home since it had been in the sellers family since childhood. A great way to commemorate the memories made in this home. I was so grateful for the trust the sellers had in me and was glad to get it done for them!
