Talk about quite the transaction, I’ve got a good story for you on this one! My best friend and maid of honor was moving up to Chapel Hill for school with her now fiance. He knew from the jump that he was ready to purchase a property, so I let them know I would connect them with an agent in the area to help show them around. All was well starting out, I would ride up with them to see homes upon their request, but I would let the other agent take the lead. Unfortunately, my friends did not jive with the agent that they were working with so ended up canceling the contract. They then came to me and said “we only want to work with you”. So I said challenge accepted, lets do this! I had been eyeing this specific property as it checked off almost every single thing on their list, we just hadn’t taken a look at it yet. So, we drove up, toured this home with a few others, they sat with it for a week or so, we drove up to take a second look, and they decided it was the one!
We submitted an offer below asking price, it was accepted and boom, we were under contract! Luckily everything started out on a smooth note, but once inspections were completed, there was a small mold issue that needed to be dealt with prior to my clients moving in. I was able to negotiate back and forth with the listing agent to get the issue dealt with and the home cleared of any issues, but once we went for our final walk through I realized the issue was fixed, but the hole that was cut into the wall was not repaired. As to not let my clients experience anymore stress, the listing agent and I split the cost of the wall repair. My goal throughout every transaction I work is to keep as much stress off my clients as humanly possible, so if it means I come out of pocket here and there to make that happen, I will! All in all, it was a great experience and I am so glad that my friends are somewhere that makes them happy and close enough so that I can visit as much as possible!
